Why We Focus Only on Gettysburg

How We Work

We follow the IICRC S520 standard for professional mold remediation. In practice, that means a set of habits we don't skip:

• Containment first. We seal the work area with plastic sheeting and run HEPA air scrubbers under negative pressure, so spores stay in the work zone and out of the rest of your home.
• Removal, not just spraying. Porous materials with mold growing into them come out. Solid surfaces are HEPA vacuumed and cleaned. Antimicrobial products are a finishing step, never a shortcut.
• Moisture fixes. Every plan names the water source, whether it is a leak, a missing vapor barrier, a bathroom fan venting into the attic, or a basement that stays above 60 percent humidity.
• Independent clearance testing. We recommend that an independent inspector confirm the area is clean before containment comes down, so the company doing the work is not the one grading it.
• Written plans and pricing after inspection. You see what we plan to remove, clean, and fix before work begins. We don't quote a job we haven't looked at.

When You Don't Need Us

We will tell you when a job is small enough to handle yourself. The EPA says homeowners can usually clean mold covering less than about 10 square feet, as long as it is on a hard surface and the moisture problem is fixed. A bit of mildew on bathroom grout or a window sill is a cleaning job, not a remediation job.

We also won't push testing you don't need. If mold is visible and the source is clear, lab sampling often adds cost without changing the plan. We recommend testing when it answers a real question, such as confirming hidden mold, documenting results for a home sale, or checking that remediation worked.

What Makes Older Gettysburg Homes Different

Much of downtown sits in the Gettysburg Historic District, where many homes date to the 1800s. These buildings have brick and frame walls, plaster instead of drywall, old-growth lumber, and stone or fieldstone rubble foundations built with no modern waterproofing. Moisture moves through those foundation walls, so basements stay damp through much of the year, especially in humid July and August.

Older homes also tend to have crawl spaces with dirt floors under later additions, attics with little ventilation, and bathroom fans that vent into the attic instead of outside. Add about 43 inches of precipitation a year, freeze-thaw winters that burst pipes, and the tropical storm remnants that have flooded the region before, and it is easy to see why mold is common here.

The good news is that historic materials often clean up well. Old-growth framing and stone can usually be cleaned rather than replaced, and original plaster can often be saved when moisture is caught early. We plan work to keep as much original material as we can. Exterior changes in the district may need review by the Historic Architectural Review Board, so we flag anything that could affect the outside of the building.
